- B. Water Heater MaintenanceOnce you have a new water heater in place you should take care of it, like you would take care of any other motor operated mechanism. Your water heater needs to be serviced at least once a year in order to increase its life span to its fullest.There are a number of steps to ensure that your water heater will give you lasting efficiency. We’ve highlighted some main components to increase the life of your water heater from its normal 10 years:
- Water Heater Flush Every 6 MonthThis helps remove build up of sediments, such as rust, calcium, dirt, and other impurities that travel through the pipes and settle at the bottom of the tank, especially for gas or electric type heaters. These sediments will cause the tank to overheat, and eventually start to leak.
- Adjust the Temperature in the Water HeaterIf the water temperature is too high, you can stress the lining of the tank, and make the tank less efficient. However, setting temperatures too high could result in burns or scalding, while the water comes out of the fixtures too hot. Alternatively, a water heater set too low could cause bacteria to grow, therefore the result would be a foul smelling water that is unsafe to use.
- Check the Relieve Valve For Leaks and Working ConditionsThis valve is important, since it will prevent any accidents, such as an exploding water heater if it gets too hot, or the pressure too high.
- Gas Water HeatersA vent pipe will ensure toxic gases are released safely away from your home. If the vent pipe does not work to optimum efficiency, it soon turns to be a health hazard for you and your family. Check the vent piping to ensure that no there is no leakage of Carbon Monoxide into the house.
- Clean Your Burner and Filter Periodically to ensure that your water heater is getting enough air. The water heater burner needs enough air to burn and heat your tank properly or it will overheat and cause damage to the tank.
- Once the water heater reaches a certain age (usually three years and up), we start checking certain parts, such as the anode rod. If the anode rod wears down we recommend replacing the rod before it starts damaging the tank. The anode rod usually protects the tank from corrosion and therefore is essential for the longevity of the tank.
